For a short-term rental, turnover cleaning is the operation. One missed detail — a hair in the shower, a stained pillowcase, a counter nobody wiped — turns into a review that costs you bookings for months.

Here is what a turnover covers, how to time it, and what it costs, whether you do it yourself or hand it off.

What a turnover includes

A turnover is a reset, not just a clean. Four parts, in order.

Full property clean

Every room, top to bottom: kitchen surfaces wiped and sanitized, bathroom fixtures scrubbed, floors vacuumed and mopped, surfaces dusted, trash emptied, mirrors cleaned.

Linen change and bed staging

Beds stripped and remade with fresh linens. Pillows fluffed, comforters smoothed, decorative pillows arranged. Fresh towels set out in the bathrooms. Bath mat replaced.

Kitchen reset

Dishwasher run or dishes washed by hand. Counters and appliances wiped. Refrigerator checked and leftover guest food removed. Dishes, utensils, and cookware clean and back in place.

Restocking and the guest-ready pass

Toiletries, toilet paper, paper towels, and kitchen basics restocked. Then a walkthrough as if you were the arriving guest: under beds and furniture for left items, lights, thermostat, and a photo record of the finished state.

Timing the turnover

Timing is the hard part of hosting. A guest leaves in the morning and another arrives that afternoon, and the property has to be reset in between.

Build in buffer. Checkout at 10 AM and check-in at 4 PM gives a comfortable six-hour window. A smaller property can run on four.

Send the calendar, not the individual dates. The further ahead a cleaner has your booking calendar, the easier your property is to schedule around.

Have a fallback. Back-to-back bookings and late checkouts happen. Decide in advance what you do when the window collapses — a later check-in message is cheaper than a rushed turnover.

Cleanliness is scored on its own

The major short-term-rental platforms score cleanliness as its own rating category, separate from the overall score. That is worth knowing when you price a turnover: a miss does not average away into a general impression of the stay, it lands on a number that sits on your listing. Cleanliness is also one of the few categories a turnover controls outright — you cannot do much about a guest's opinion of the neighborhood.

Doing it yourself versus hiring it out

Consistency. A checklist run by someone whose job it is beats a checklist run by someone who has already had a long day.

Scale. Two properties turning over on the same afternoon cannot both be you.

Equipment. Hard water deposits, set-in stains, and grout are faster with commercial products than with what is under the sink.
